What does the cost of replacing roof tiles depend on?
The honest summary first: there is no fixed price for replacing roof tiles. What you pay depends on a number of concrete factors that differ from roof to roof. That is why we never quote a price over the phone without seeing your roof — that would be guessing. We can, however, explain exactly which factors determine the price, so you understand what your quote is based on.
The main cost-determining factors are:
- The number of square metres. A larger roof means more tiles, more material and more labour hours.
- Loose tiles or a complete tiled roof. Replacing a few broken tiles is very different from stripping and re-laying the entire roof.
- The condition of the substructure. If there is rot in the battens, counter-battens or roof boarding, that must be repaired first.
- The underlay (water-resisting membrane). On older roofs this is often missing or decayed; a new breathable membrane is part of doing the job properly.
- The type of tile. Clay (ceramic) or concrete tiles, model and colour — the choice between clay and concrete affects both material and weight.
- Accessibility and height. Is scaffolding or an aerial lift needed? The higher and harder to reach, the more preparation involved.
- Edge finishing and details. Ridge tiles, dormers, chimneys, lead and zinc work and the various junctions all require extra craftsmanship.
When to replace loose tiles, and when the whole roof?
Not every problem calls for a brand-new roof. Below you can read when each solution makes sense.
When is replacing loose tiles enough?
- A few tiles are broken, shifted or blown off after a storm.
- The rest of the tiled roof is still in good condition and relatively young.
- The underlay and battens are still intact.
When is a complete new tiled roof wiser?
- The tiles are widely porous, cracked or weathered with age.
- There is recurring leakage or damp beneath the roof.
- The underlay is missing, decayed or letting water through.
- There is wood rot in the battens or boarding — replacing loose tiles will not solve that.
In doubt? We always advise a roof inspection first. Only after we have assessed the underside and the substructure do we know whether a repair will do or whether a roof renovation is the wiser choice.

A real-world example: a tiled roof in Amstelveen
